Systems, by building zone.

Water attacks different parts of a building in different ways, so each zone gets its own build-up. These are the systems we install most, drawn as we install them, layer by layer from the structure up. Products are Chemind-group systems unless the specification calls for something else.

Every build-up below is a typical detail. On site we adapt it to the substrate, the falls and the finish, and we say so in the method statement.

RC flat roofs.

Exposed roofs, plant decks and roof terraces on reinforced concrete slabs. The system carries foot traffic, plant and sun for the life of the building.

Build-up, from the slab up

  1. Base screed to fallsCement and sand (1:4), 25 mm average, laid to drain.
  2. Primer W, then three coats of Chemflex R100Heavy-duty reinforced synthetic rubber membrane, fully bonded.
  3. Hydrofoam HD insulation, 50 mmExtruded polystyrene board over the membrane.
  4. Separation sheet500-gauge polyethylene between insulation and the protective screed.

Roof gardens and planters.

Landscape decks, podium gardens and planter boxes. Roots, standing water and soil load make this the hardest roof to keep dry, so the membrane is protected twice and drained properly.

Build-up, from the slab up

  1. Monolithic Membrane 6125Hot-applied rubberised asphalt, seamless, reinforced with Flex Flash F fabric. On smaller planters we use Primer W with three coats of Chemflex R100 instead.
  2. Protective screed, 25 mmCement and sand (1:4), fibre-reinforced.
  3. ProtectoboardRoot protection over the membrane.
  4. Hydrodrain drainage cellKeeps water moving to the outlets instead of sitting on the membrane.
  5. GS 5010 geotextileNon-clogging filter so the soil stays out of the drainage layer.

Basements and retaining walls.

Below-ground slabs, lift pits and walls against earth. Water here is under pressure and there is no second chance once the backfill is in, so the structure itself is made watertight and the membrane goes on the outside.

RC water tanks.

Suction tanks, elevated tanks and reservoirs. The water is on the inside and it is drinking water, so the coating has to hold under a permanent head and stay inert.

Wet areas and kitchens.

Toilets, bathrooms, yards, balconies and commercial kitchens. Small areas, many penetrations, and the leak shows up in someone else's ceiling. The angle fillet and the upstand are where the job is won.

  2. Cement and sand screedTo falls, to the floor trap.
  3. Flextile 555 tile adhesiveFlexible, so tiling movement does not crack the membrane.
  4. Tiles or other finishesBy others, after our ponding test.
  5. Commercial kitchens with heavy washing and hot fat take an epoxy build-up instead: Epiprime primer, Epilox 246 EM epoxy mortar screed, Epilox 246 SL epoxy coating, finished with Epithane CPS polyurethane.

Swimming pools and water features.

Pools, lazy rivers, fountains and reflecting ponds. A permanent head of water on a structure that moves with temperature: the membrane has to bridge cracks and the tiling has to stay bonded.

Expansion and construction joints.

Car park decks, podiums, bridges and long buildings. The joint is designed to move; the treatment has to move with it for thirty years and still keep the water out.

Industrial and car park floors.

Factory floors, loading bays, car parks and plant rooms. Forklifts, chemicals and hot wash-downs, on a floor that has to stay seamless and cleanable.

  3. Epithane CPSMedium-duty polyurethane self-levelling screed. Heavier duty takes Epilox 246 epoxy mortar underneath; car parks take a floor hardener or a PU deck coating instead.

Metal deck roofs.

Factory and warehouse roofs that leak at the laps and the fixings. Sprayed on, seamless, and the roof stays in service while we work.

Re-waterproofing.

Roofs that have failed, on buildings that cannot stop. Most of our repair work is this: overlaying a live roof without stripping it, in sections, between the rain.
