Roof Garden and Planter Waterproofing.

Landscape decks, podium gardens and planter boxes. Roots, standing water and soil load make this the hardest roof to keep dry, so the membrane is protected twice and drained properly. This page sets out the layers, the order of work and the test we carry out before the soil goes in.

2Coats of MONOLITHIC MEMBRANE 6130K, applied hot, with FLEX FLASH F fabric between them.
300 mmThe least the membrane turns up every wall and upstand.
25 mmProtective screed over the membrane, in cement and sand.
24Hours the deck stays flooded for the pond test, before the drainage layer goes in.

The build-up.

Six layers over the structural slab, in the order they go down.

From the slab up

  1. MONOLITHIC MEMBRANE 6130KHot-applied rubberised asphalt, seamless, in two coats with FLEX FLASH F fabric broomed into the first while it is still warm. On smaller planters we use PRIMER W with three coats of CHEMFLEX R-100 instead.
  2. Protective screed, 25 mmCement and sand (1:4), fibre-reinforced, laid over the membrane.
  3. PROTECTOBOARDRoot protection over the membrane. A fluted thermoplastic sheet, fixed with adhesive, not nails.
  4. HYDRODRAIN drainage cellKeeps water moving to the outlets instead of sitting on the membrane.
  5. GS 5010 geotextileNon-clogging filter so the soil stays out of the drainage layer.
  6. Soil and plantingBy the landscape contractor, once we have tested the deck.

How the job runs.

  1. We inspect the deck firstThe surface must be clean and free of dust, oil, laitance and curing compound. Anything that needs correcting is reported to the main contractor before work starts.
  2. Surface conditionerA bitumen primer over the deck, taken 300 mm up the walls and 50 mm into every pipe sleeve. It must dry fully, usually in 30 to 60 minutes, before any membrane goes on.
  3. First coat of MONOLITHIC MEMBRANE 6130KThe membrane is heated in a double-jacketed melter and spread hot with a squeegee. The deck is marked into a grid first, so each bay gets its measured share and none is left half done overnight.
  4. FLEX FLASH F fabricLaid into the first coat while it is warm and tacky, lapped 50 to 75 mm and broomed flat so there are no folds or air pockets.
  5. Second coat, the same dayThe second coat seals the fabric in. No fabric is left exposed overnight.
  6. Protective screed25 mm of cement and sand (1:4), fibre-reinforced, laid to fall over the membrane.
  7. Then we pond testThe deck is flooded and held for 24 hours. The drainage layer goes down only after the test is passed.
  8. Protection board, drainage cell and geotextilePROTECTOBOARD first, then HYDRODRAIN, then the GS 5010 geotextile between the drainage cell and the soil. The drainage layer is cut away at each outlet.
  9. Soil and plantingBy the landscape contractor.

Materials.

  • MONOLITHIC MEMBRANE 6130K

Hot-applied rubberised asphalt membrane, laid as one seamless coating. It is always covered, never left exposed or trafficked.

  • FLEX FLASH F

    Spun-bonded polyester reinforcement fabric.

  • PROTECTOBOARD

    Fluted thermoplastic protection sheet.

  • HYDRODRAIN

    Dimpled, interlocking drainage board.

  • GS 5010

Non-clogging geotextile. It lets water through and holds the soil back.

These products are made by CHEMIND. Where a project specifies another manufacturer's system, we apply that instead.

Questions we are asked.

When is the deck tested?
After the membrane and its protective screed are down, and before the drainage layer goes in. We flood the deck and hold the water for 24 hours.
Are there joints in the membrane?
No. It is spread hot as one coating, and fresh hot membrane fuses with what is already down.
What stops roots reaching the membrane?
A protective screed and PROTECTOBOARD sit over the membrane, under the drainage cell and the soil.
What do you use on small planter boxes?
PRIMER W and three coats of CHEMFLEX R-100, the liquid membrane we use on RC flat roofs.
Who places the soil?
The landscape contractor, after we have tested the deck.
